City Crescent Building+

City Crescent Buidling

Developed in 1993, City Crescent is a Class-A eleven story, 334,000 square foot office building located in the heart of downtown Baltimore city.

At the time of development, the $40 million project was the largest government lease ever awarded by the General Services Administration's Mid-Atlantic office to an African American landlord and the first building in Baltimore to be developed by an African American. A milestone for Otis Warren, the City Crescent served as a catalyst for the revitalization of the west side of Baltimore City.

Displaying a combination of structural precision and thoughtful design, the building was awarded for Extraordinary Achievement in Architecture from the American Institute of Architects in 1994 and was named "Baltimore’s Crown Jewel" by then Mayor Kurt L. Schmoke.

The building houses offices for the U.S. Army Corp. of Engineers; the U.S. Department of Transportation, including the Federal Highway Administration and the National Highway Traffic Safety Administration; the U.S. Department of Housing and Urban Development; the Equal Employment Opportunity Commission; the Small Business Administration; and the FEDS Fitness Center.

University View+

University View

Developed in 2005 to provide students with housing within walking distance to campus, University View is a state-of-the-art, Class-A building that serves as a landmark for the community and the University of Maryland.

The twelve-story, 596,000 gross square foot mixed-use residential/retail and office building is located along Route 1, adjacent to the University of Maryland College Park campus. It houses 352 residential units designed for student occupancy, 150,000 square feet of office space, 5,000 square feet of ground retail, and 750 above ground parking spots. The building also includes a fitness center, a pedestrian walkway from Route 1 leading to the campus, a bus stop for the University of Maryland bus system, and beautifully designed and maintained landscaping to match the impeccable quality of the exterior materials and interior finishes.

Developed by Otis Warren in 1986 for $11 million, Dickey Hill Forest Apartments consist of 205 garden apartments set within a beautifully planned residential community.

Set on 18 scenic acres of wooded land, Dickey Hill Forest Apartments have been recently updated (2011) and feature spacious one, two, and three bedroom floor plans with modern appliances, central air conditioning, wall-to-wall carpeting, and a washer and dryer in every apartment home.

Falls North+

Falls North

Otis Warren is one of three partners making up the Falls North Partnership, developers of this 2.6 acre, 40 townhouse project, completed in 1991 with a total development cost of over $3 million.

Located between Walbrook and North avenues in Baltimore City, the project was part of a large-scale effort to revitalize the North Avenue community and was the first major new for-sale housing development built in the area since the 1950s. Designed with exterior features modeled after elements of the surrounding Victorian-era homes, Falls North’s three bedroom, 1 and a half bath townhomes combine classic charm with modern conveniences, providing affordable housing to moderate-income families.

Otis Warren Real Estate Services also handled the sale of the 40 townhomes and provided advisory services to first-time homebuyers on the purchase of their new homes.
